One of the questions a doctor recently asked me was: “Where do you find credible operators of Real Estate businesses that you can lend money to?”
There are a lot of ways to make money in Real Estate.
Most people think of buying properties, renting them out, or house flipping as you see on TV.
But that’s not the way I operate – because that’s another job, another business.
Most of us already have businesses; we’re in practice.
I was eventually able to leave practice when my Real Estate investments began providing enough passive income to let loose.
That’s what I’m trying to help other practice owners do – get their money working harder for them.
The Real Estate market has gotten to the point where it’s hard to find properties that will actually yield good cash flows and revenue.
But there are still plenty of good business operators out there – operators who run boots-on-the-
ground businesses.
In any economy, there are always motivated sellers and great opportunities – they are just a little harder to find today.
So how do I find these people?
It’s all about relationship capital.
Relationship capital is just as important as financial capital, and possibly more so.
I need people to joint venture and have a strategic alliance with – people already running great businesses that I can invest in.
I don’t want to reinvent the wheel.
I don’t want to go out and start a business called “fixing houses.”
There are great people who deal with contractors, permitting, and code enforcement – and I take part in that business by investing.
I get great deals across my desk every day.
I’ve built up a digital rolodex of hundreds of people who I’ve known over the years that have good track records.
And I only take deals from people I know.
If you’ve got time, you can do the searching yourself.
Or, you can buy speed through other people who already have those connections.
Whether it’s in athletics, music, art, or business – to get from point A to point B faster, you hire a coach – you buy speed.
I find the deals to invest in through the relationships I’ve built over the past 39 years.
If you don’t want to spend your time searching for deals, then you’ve got to buy speed through networking and creating relationships with people who will find them for you.
